Here are five tips to help you buy a great newly-built property.

Good houses are hard to come by right now. As a result, many people are looking towards new construction. If you are thinking about this option, I want to give you a few tips on how to buy a newly-built home:

1. Choose a reputable builder. You should start with online reviews. After that, ask around your community. If your neighbors or friends have any opinions, hear them out. Finally, reach out to a trusted Realtor such as myself. I have relationships with plenty of builders, and I can get you in touch a nice selection of very good builders.

2. Stick to your budget. When you build a new home, you’ll visit a design center to discuss your new home’s features. This is just like buying a car; they’ll try and upsell you on upgrades, but you won’t need most of them. Stick to your budget, and you should be fine.

“A good Realtor will keep you up-to-date on what’s happening with your property throughout the process.”

3. Stay involved in the building process. Once you find a builder and design your home, you can’t wash your hands of the process. A good Realtor will keep you up-to-date on what’s happening with your new property.

4. Learn about your new neighborhood. If you can reserve lots, try to reserve a later one. This way, you can see the community develop before you commit. You’ll be able to talk to your future neighbors and get a feel for your new area.

5. Be flexible. Buying a new construction house takes time. It can take a few months, or it can take a year. Make sure you can be flexible about moving dates and budgets.

6. Bonus: Plan a final walkthrough with the builder. Before you pay the final amount, make sure everything is in order. As your Realtor, I can come with you to make sure you don’t miss any issues.
