Here’s why you should get a pre-sale inspection done on your home.

Why is it so important to get a home inspection when you’re getting ready to list your home for sale?

If you’re planning to sell your home in 2022, I highly recommend that you get a home inspection done. That’s one of the most overlooked areas for sellers when it comes to getting their homes ready for the market. Today I’ll share why they’re so important and some tips to keep in mind once you’ve done it:

1. There won’t be any surprises. A home inspection will uncover many of the deficiencies and maintenance issues that you might be aware of. It’s best to know about and resolve these items before putting your home on the market. Having a buyer discover problems, large or small during the due diligence period can easily lead to a canceled contract.

2. Buyers will feel more comfortable making an offer on your home. A pre-sale home inspection will show them that you’ve spotted and addressed certain issues, which will help eliminate doubts about making a good offer on your home.

3. Remember to repair or replace everything you can afford. This may sound costly, but addressing repairs now makes it more likely you will recoup those costs when the home sells. If you don’t have the funds to take care of everything, just do what you can. If you choose to not make any repairs, be prepared to adjust your home’s market price to reflect the condition of your home.

4. Choose a qualified, certified home inspector. Generally speaking, most home inspectors are certified by either ASHI (American Society of Home Inspectors) or NACHI (International Association of Certified Home Inspectors).
